Sawat is a consultant in Siam Premier’s real property and construction team, with particular expertise in advising banks, local and international developers, and land owners on brownfield and greenfield land issues concerning large-scale commercial, hospitality, solar, industrial and residential development projects in Thailand.

Sawat has extensive experience on all aspects of site acquisition, land transfer and registration, and regularly liaises with government authorities on behalf of clients in relation to licensing, registration and regulatory matters concerning land use and the construction aspects of development projects. He also advises on the use of land as security for loans and debts.

Sawat was admitted to the Lawyers Council of Thailand in 1990.

Real Property

• Acting for a large Japanese real estate developer on land due diligence of several condominium projects in Bangkok, Thailand in relation to a joint venture with a SET-listed property development company.
• Advising a US global oil company regarding reorganization of its ownership of land and buildings for compliance with the Land Code and Building Control Act.
• Advising a SET-listed energy company in obtaining approval from the Ministry of Industry in relation to the amendment of Solar Farm factory licenses, including liaising with the governmental authority in relation to such amendment.
• Acting for eight international banks together with two Thai commercial banks as the joint mortgagees in relation to land and machinery mortgage registration as securities for syndicated loan to an energy company.
• Acting for a SET-listed property development company on land mortgage registration as securities under the credit facilities agreement granted by a Thai commercial bank.
• Advising a global furniture store chain in connection with its development and establishment of its first department store in Bangkok and handling all of the relevant contractual transactions.
